I think your demand is high for the money your willing to spend; out of the criteria you listed which is most important? I think if you are willing to bend on a few of the items you stand a better chance of getting one for about $9000.00. In no way is this meant negatively but I just think you need to broaden your criteria. Good luck with the buy.

Try the one Del Big Rig is offering for $7800 arriving in Aug. I'm assuming the price includes shipping, it looks like a hell of a deal to me. The ones for sale locally are $3-6K more than you want to spend and they're rising fast as good ones are now going for 13-14K.
